A charming 4 bedroom detached stone cottage, quietly situated in a no-through lane in this highly sought-after hamlet on the southern slopes of Bredon Hill. Greford House benefits from an abundance of character yet provides well-proportioned accommodation and further scope to extend, subject to obtaining the necessary consent. The accommodation comprises an entrance hall with flagstone floors and a beautiful elm staircase, with access to a sitting room with woodburning stove and a formal dining room with fireplace and exposed floorboards. A kitchen/dining/family room spans the width of the rear of the property and provides plentiful space to cook, relax and entertain, in addition to a handy boot room/utility and a ground floor shower room. Four bedrooms and a family bathroom are situated on the first floor, of which the two principal bedrooms benefit from stunning views, thanks to the property’s elevated position and the fourth bedroom makes a perfect home office.

OUTSIDE
The wrap-around gardens are a particularly attractive feature of the property with stone steps to the front of the property, areas of lawn, mature herbaceous borders, a vegetable garden and a recently constructed, private, stone terrace, elevated and positioned to the rear of the garden to make the most of the sunshine and far reaching views. The perimeters of the garden are partly walled with a combination of red brick and local stone. A driveway provides parking for two vehicles, with gated access into the garden.

DIRECTIONS
Coming from Evesham towards Cheltenham on the A46, take the small right hand turn signposted Grafton just beyond the large Shell filling station on the left. There is a publichouse, church, primary and middle school at Ashton under Hill. Day to day shopping can be obtained from Alderton village shop, post office and pub (3 miles), Bredon where there is a well-stocked village shop, off-licence and post office (approx 5 miles) and the market town of Evesham (approx 6 miles). The larger cultural and shopping centres for the area are Cheltenham (12 miles) and Tewkesbury (8 miles) with access to the M5 at Junction 9.
