Property description

Station House
Lydbrook, GL17 9SS

This lovely country retreat is perched on the hillside and affords the most stunning panoramic views over the River Wye and beautiful far-reaching countryside.
The four-bedroom detached home - complete with an indoor swimming pool - is set in an idyllic and tranquil setting and boasts around 3.5-acres of land which is ideal for equestrian use. It also benefits from a detached stone barn which could be refurbished.

Location
Station House is situated on the fringes of the village of Lydbrook which offers a wealth of local amenities including a primary school - rated as 'Good' by Ofsted - plus a post office, convenience store, a health centre and several reputable pubs.
The property lies on the northwest edge of the Royal Forest of Dean - an area which offers 24,000 acres of magnificent countryside, award-winning picnic sites, family cycle routes and gorgeous walks.

The home at a glance
As the name suggests, this property once served as the village's police station and is believed to date back to the 1800s. The residence has been enhanced and now offers an interesting and individual split-level family home.
The sizeable reception hall - which is streamed with plenty of natural light - opens through to the sun porch at the end, which makes for an excellent reading nook.
Steps lead up to the sitting room which enjoys the fabulous views and is fitted with an original Victorian cast iron fireplace. From here, a staircase leads down into a substantial study/craft room, with another lovely fireplace. A door from here leads out to the gardens.
The reception hall also leads into the kitchen which is fitted with a range of white cottage-style units and has space for a dishwasher and cooker. From here, two steps lead down into the dining room which has direct access in to the indoor swimming pool.
This pool is a great addition and one can imagine spending hours on end enjoying this all-weather facility. The area has plenty of space for loungers and there is also space for a hot tub, currently with a 'Lay-Z-Spa'. The curved windows at the front - which take in the fantastic views - all open, as do the two side walls which have glass panels to enjoy the outside coming in on those hot summer days.
The utility room, back off the main reception hall, has a range of base units, plenty of storage and space for a washing machine, tumble dryer and fridge freezer. It is also equipped with a floor-mounted Worcester boiler.
The downstairs shower room is fitted with a two-piece white suite and has a separate shower cubicle with an electric shower.
On the first floor, the master bedroom is light and fresh and takes in the views. It also carries an en-suite bathroom which is fitted with a three-piece white suite and shower attachment.
Much like the master, the second bedroom also showcases the magnificent countryside views and has two built-in wardrobes. There are also two further bedrooms found on this level of the property.

The outside space
Upon entering through the wooden gates onto the Cotswold stone gravel driveway, one is met immediately with the striking views and a sense of tranquillity.
Small steps lead past the beautiful roses and a path meanders to the side and rear of the property. The formal lawned gardens are lovely and beautifully exhibit the spellbinding scenery. An abundance of mature trees and shrubs further beautifies the space, and two sheds, as well as a small stone outbuilding, give ample space to store gardening equipment.
A great feature of the garden is the lovely covered raised seating area which takes in the views and offers a fabulous outside entertaining area or a quiet retreat for enjoying the wildlife that frequent the gardens.
A path leads onto a further gently sloping fenced garden, this area leads through the gate into the paddock, and there is also separate gated access to the rear of the paddock. At the top of the paddock, there is the original old detached stone barn. The views from here are outstanding and, again subject to any necessary consent, this barn may have other uses, but in recent years has been hay storage for horses.
