Property description

Little Orchard is a fine and imposing house built primarily of Cotswold stone and sits well back from the village road with a slightly elevated position. The house was originally identical to the adjoining thatched cottage but was significantly altered and extended in the 1960's. The present owners extensively refurbished and extended the house in the late 1990's and it would now benefit from some updating. All the rooms have a spacious light and airy feel with 2 generous reception rooms and an open plan kitchen/breakfast room opening out onto the rear courtyard. There are 3 double bedrooms on the first floor, 1 ensuite bathroom and a separate shower room.

Little Orchard is approached through wooden gates set in a Cotswold stone wall which open to a gravelled parking area edged by shrub borders. Steps rise up through a lawn with well stocked shrub beds and borders to both sides. In front of the house is a fine magnolia tree together with flowering shrubs and a wide paved terrace. Growing over the front wall are roses and a vine. At the rear is a paved terrace with a raised border and Cotswold stone walling.

Stanton is widely regarded as one of the most charming villages in the North Cotswolds lying within an Area of Outstanding Natural Beauty. The village has The Mount Inn at the top of the High Street, a cricket ground, equestrian riding school, village hall and fine C12 parish church. Nearby there is Stanway House with its 300ft naturally fed fountain and the Gloucester Warwickshire Steam Railway. Everyday amenities can be found in Broadway, about 4 miles, and more comprehensive facilities in Cheltenham about 11 miles. Stanton is well placed for access for communication, with the A44 and M40 providing access to London (90 miles), and the M5 (Jct 9: 10 miles) providing access to the West Country and Birmingham. There is a mainline train service at Moreton-in-Marsh to London Paddington. Racing is at Cheltenham, Stratford and Worcester and there is an equestrian livery yard in the village. Some of the best schools in the country for both boys and girls are found in nearby Cheltenham and Malvern. There are theatres at Stratford-upon-Avon, Cheltenham and Oxford. The surrounding countryside offers a number of attractive walks and rides. Houses are traditionally built of beautiful Cotswold stone which, with its warm honey colour, elegantly complements the beauty of the natural surroundings.
