Location

Coughton is a small, picturesque hamlet situated just a couple of miles outside the market town of Ross on Wye. It enjoys some of the most beautiful countryside in South Herefordshire, and offers a huge number of walking trails in the nearby locations of Howle Hill and Walford, with the Mill Race gastropub, based in Walford village, offering a great selection of food and beers. There is also a highly regarded primary school, church and an active village hall.

The M50 motorway provides excellent commuter links to the M5 giving good access to Birmingham, the North, Bristol and the South. The A40 leads to the M4 at Newport giving good access to Cardiff, Wales and the South. The property sits just over 2 miles from the historic market town of Ross on Wye and more comprehensive facilities can be found in the surrounding Cathedral cities of Hereford, Worcester and Gloucester and the Regency Spa town of Cheltenham.

There is excellent schooling from both the private and state sectors including; Haberdashers at Monmouth and John Kyrle High School at Ross on Wye.

Outside - The position of the cottage is without doubt one of its most appealing aspects. It is approached via a private shared lane, which winds through some pretty sections of woodland before arriving at the front of the property, giving a lovely first impression of the front elevation, which is covered for most of the year in a beautiful bloom of peach coloured roses.

The gardens and grounds have been managed carefully and thoughtfully by the current owner, and blend in well with the surrounding woodland, whilst also offering plenty of usable space for growing and leisure. The garden is now a haven for wildlife and various types of flora, with numerous edible plants to be found and foraged.

To the top of the garden are enclosed vegetable plots with a fantastic assortment of fruit trees and bushes, as well as a second growing area currently used for salad leaves of various types. There is also a well constructed block-construction outbuilding which measures approx. 2.9m x 2.9m, giving further conversion potential for a variety of possible uses. A vehicular access skirts around the boundary of this section of the upper garden, which Rose Cottage enjoys rights across. With this in mind, it would not be difficult to open up additional parking space towards the top of the plot if required.

There are several lovely areas to sit and enjoy the far reaching views, with each one enjoying sun at different times of the day. There is a large section of flat lawn mid-way up the garden, a large patio to the rear of the house, and a second smaller patio area to the front of the cottage where the late afternoon and evening sun can be enjoyed.

There is ample parking at the property, with space for up to six vehicles, and space for two more in the garage. Much more than just a garage in reality, this double skinned wood cladded structure measures 27ft x 17ft, and offers fantastic potential for conversion into a holiday let or annexe. It is also spacious enough for alternative uses, such as a workshop, home gym, music studio or a general hobbies space. This outbuilding is built to the proper housing standards, and should in theory should only require an internal skin to bring it to full residential standards, meaning that the cost of conversion should be considerably lower than a standard-construction garage of the same size.
