Property description

A delightful Grade II Listed, Georgian town cottage, a stone's throw from Slipper Mill Pond and a few hundred yards walk to the harbour and sailing clubs. Situated in one of the most popular and well-respected Conservation Area roads, the house has great character with exposed beams throughout, rat-trap brickwork and sash windows. There is a southerly facing courtyard garden.

The ground floor has open plan accommodation with a sitting room and kitchen/dining room with a stable door to the courtyard and steps down to the cellar.

The first floor has a good double bedroom, bathroom and separate WC/utility room, and a landing space which could be adapted as a study. There is a staircase to the second floor double bedroom with double aspect creating a light and airy feel, with very pleasant southerly views.

This pretty harbourside town on the boundary of Hampshire and West Sussex is extremely popular and it is not hard to see why. It has retained a good number of local shops, public houses and restaurants. There is a regular farmer's market and a well-established local arts scene.

Emsworth Sailing Club and the Slipper Sailing Club are only a short distance away and the town still retains a small fishing fleet with two boat yards specialising in classic local craft. Despite its idyllic setting Emsworth is easily accessible with good road and rail links to London. Havant railway station provides mainline services to London Waterloo in about 1 hour and 20 minutes. The city of Portsmouth is only 11 miles away.

The cathedral city of Chichester is 10 miles to the east, home to the internationally renowned Festival Theatre and Pallant House Gallery. There are golf courses nearby at Rowlands Castle, on Hayling Island and at Goodwood.
