Property description

A beautifully presented Grade II Listed double fronted Georgian house, situated in one of the best and most well respected roads in the Emsworth conservation area. Dating from the mid 18th Century, with flemish bond brickwork and lovely Venetian windows, the house has been well maintained over the years yet has potential to be improved.

On the ground floor the spacious reception hall opens into a dining room with a reception room either side. Both reception rooms have original fireplaces. There is a kitchen leading to an extension currently forming a further reception room. with adjacent shower/cloakroom, but which could easily be converted into a magnificent kitchen/family room with west facing French doors opening onto the most beautiful garden. Upstairs there are three double bedrooms plus a small study and shower room.

The English country garden is beautifully maintained, faces south and is well screened. The manicured lawn is flanked by either brick paths or rose and herbaceous borders, with a York stone patio adjacent to the house and further slightly raised terrace at the rear. There is a range of mature trees including cherry, bay and cupressus. There is a secure gated and covered side access allowing for storage of paddleboards, kayaks, bins and bikes. The house has a leasehold garage (with a remaining term of 96 years) accessed via Frankland Terrace just over the road.

This pretty harbourside town on the boundary of Hampshire and West Sussex is extremely popular and it is not hard to see why. It has retained a good number of local shops, public houses and restaurants. There is a regular farmer's market and a well-established local arts scene.

Emsworth Sailing Club and the Slipper Sailing Club are only a short distance away and the town still retains a small fishing fleet with two boat yards specialising in classic local craft. Despite its idyllic setting Emsworth is easily accessible with good road and rail links to London. Havant railway station provides mainline services to London Waterloo in about 1 hour and 20 minutes. The city of Portsmouth is only 11 miles away.

The cathedral city of Chichester is 10 miles to the east, home to the internationally renowned Festival Theatre and Pallant House Gallery. There are golf courses nearby at Rowlands Castle, on Hayling Island and at Goodwood.
