Stunning brook feature within garden
High vaulted ceiling to living room

An absolute one of a kind

Waterside Cottage is currently being run as an extremely successful holiday letting business and can be sold as a going concern or equally as a home.  It has been used as both.

Entrance to Waterside is entered via a pedestrian lane off the High Street.  The gated entrance leads you to the south-west facing courtyard with the main cottage directly in front and the annex to your right.

On entering the main house , you have immediate storage for coats, boots, shoes and also storage for 100 bottles of wine!  This then leads through to the kitchen diner.  The dining area has double doors leading out to the front.  The stylish kitchen has everything from integrated fridge/freezer, dishwasher, double oven, gas hob and an array of kitchen base units.

Leading off the kitchen to the right takes you through to the gally high ceiling living room with the all important woodburner.  Just opening the window in here provides an elegance of the sounds of flowing waters from the brook.  The living area is a stunning place to retire to once finished entertaining in the kitchen/diner.

Back out to the hallway you have a large utility area consisting of washing machine, tumble dryer, ample shelving, storage cupboard and also a downstairs wc.  Throughout the whole downstairs area, there is a beautiful travertine stone flooring.

Leading upstairs you have the large master bedroom and bathroom with wooden flooring throughout.  Then a further bedroom and wc to the second floor.

ANNEX

From the courtyard and what was the original tannery, you have the most useful self contained area consisting of a downstairs seating area with the brook immediately in your sight, a shower room with wc and an upstairs bedroom.  The most perfect addition to the main house and unique area for whatever your needs.

In addition to the immediate outside garden area, there is a separate stretch of garden accessed via what is known as "donkey lane" and through a separate gate.  Just another piece of unique, quirky and authenticity to this amazing property.

HISTORY

Blockley Brook which is a key element and one of Waterside's main features, stems back to historic times and serviced numerous businesses (including Waterside Cottage) which was once the local tannery.  Donkeys brought the hides from Moreton in  Marsh to this house where they used the Brook in the garden to wash and tan the leather. The annex was the wash house. The large window in the lounge area used to run all the way down to let  the waters from the Brook flow into the property. A large copper built on a plinth was heated every day for the village people to come and have their clothes washed and rinsed in the Brook.  Waterside is very much a piece of historic interest that just adds to the charm of this wonderful property.

Blockley is a most sought after traditional Cotswold village steeped in history with a wonderful sense of local community.  Local residents certainly do take pride in their village.  There is a community run village shop & cafe, a public house, hotel and bar, a doctors surgery and a parish church.  There is also a gym and a sports & social club, let alone many areas of interest for walkers alike.

Blockley itself also has its own primary school.   For secondary education there are two extremely high regarded local secondary schools.  Chipping Campden School and The Cotswold School are both rated outstanding by Ofsted.

The very fashionable and vibrant Daylesford Farm Shop (10 miles away) and Soho Farmhouse (21 miles) are both within close proximity.

The railway link is just 4 miles away in Moreton in Marsh which has direct access to London Paddington

TO SUMMARISE
