Property description

Rising north from Palmeira Square, within walking distance of Hove Station, Sussex County Cricket Ground and several popular schools; Salisbury Road is perfectly positioned for professionals looking to live the quintessential Hove lifestyle by the sea. This two-bedroom apartment is formed from the entire first floor of a substantial townhouse, so it has the proportions of the period and being elevated it enjoys far reaching leafy views from its wide bay sash windows. Generous rooms ensure it is ideal for entertaining with space to relax and work from home, and it is filled with natural light due to a sunny east to westerly aspect. While it has been a well-maintained tenanted property for some time, it is brimming with original period features and has the potential for modernisation which would add considerable value in such a highly sought-after location.Salisbury R

Why you’ll like it:
The attractive houses of Salisbury Road were completed in 1881 as part of the Willett Conservative Area which is characterised by substantial homes in pale gault brick. This one bears the architectural features of the period picked out in white against the brickwork, and it stands statuesque at the southerly end of the street near Palmeira Square.
Initially each house would have been one dwelling with gracious room proportions and wonderfully high ceilings, and even though many have been converted to apartments, they haven’t lost these qualities. You approach the house up some wide stone steps and into a well-maintained communal hall with stairs leading up to your floor.
Stepping inside, the ceiling height is immediately apparent, and the entrance hall is a generous size with a built-in cupboard for coats and shoes. Entering centrally to the flat, you turn right to access the main reception room which sits to the rear of the building with a westerly aspect ensuring a lovely light streams in during the afternoon. From here, a bay sash window almost covers the westerly wall framing private views across the neighbouring gardens and mature trees in the area, so you can watch the wildlife as you dine. There is ample space in here for working from home, relaxation and entertaining, and the kitchen is sociably open plan. Holding a corner plot in the room, the kitchen does not dominate the space, and it offers a wealth of storage in units at both wall and base levels. Within these, the oven and hob have been integrated, but space and plumbing have been left for a washing machine, fridge freezer and potentially a dishwasher. It would be in here where modernisation would be most effective, bringing a real wow factor to the space – all food for thought. Many original features have also been retained, such as picture rails, deep skirting boards and classic cornicing.
Next door, the bathroom is simply designed in white with an electric shower over the bath, and the bedrooms are tucked away on the opposite side of the flat facing east. The master bedroom shares the same scale and features as the living room, although it also boasts a marble fireplace, and has ample room for a king size bed and several pieces of freestanding furnishings without compromising on floor space. Again, the view is tranquil as it looks out to one of the mature trees lining Salisbury Road, so you can be woken to birdsong in the summer. Next door, bedroom two is smaller, but the high ceiling and tall sash window enhances the feeling of space, and it would fit a small double bed. It would also be ideal as a home office or a child’s room perhaps.

Agent’s thoughts:
This apartment offers so much potential to put your own stamp on the place, but its core features and the space and light it offers are already in place. The location is also a winner for so many, so we do not expect it to sit on the market for long.
