LOCATION
Bryn Menai occupies a private and peaceful position to the south of Caernarfon with wonderful far reaching views across the surrounding countryside, the Menai Straits and Anglesey beyond, and west towards the Llyn, in all making for incredible sunsets. Indeed, seldom do properties in such peaceful locations which are set well back from the lane and surrounded by their own land come to the open market. The nearby historic town of Caernarfon offers a comprehensive range of services for everyday needs including high street banks, supermarkets, doctor’s and
dentist’s surgeries, restaurants, pubs and a parade of shops.

On the educational front there is a choice of both private and state schools nearby including Rydal Penrhos and along the A55 The King’s and Queen’s in Chester and Bangor Independent School at Bangor. Sporting activities are well catered for with marinas at Caernarfon and Porthmadog and excellent walking in the nearby Snowdonia National Park along with the many coastal walks along the Lleyn Peninsula. Caernarfon and Bangor
offer well established football, cricket, rugby and hockey clubs and there are several links golf courses locally. There are a large selection of outdoor activities including Surf Snowdonia, Zip World and the Lleyn Peninsula coastline is within a short drive offering various water sport activities.

COMMUNICATIONS

Bryn Menai is conveniently placed for the A55 expressway which provides daily travel along the North Wales coastline serving all areas of commerce from Anglesey to Chester. Beyond Chester the M53 & M56 motorways serve Liverpool, Manchester and in turn connect with the national motorway network. From the nearby Bangor station, there is 1 hour 45 mins service to Chester
station from which there is a sub 2 hour rail service to London Euston via Crewe. For travel abroad Liverpool and Manchester are both served by international airports and the ferry terminal at Holyhead is 35 miles distant.

DESCRIPTION

Bryn Menai is a detached two storey property being constructed of block and stone with white painted rendered elevations beneath a slate roof. The property has undergone a scheme of modernisation and extension during the owner’s tenure and the attached single storey barn offers interested parties the potential to extend the accommodation if required. Indeed, the site would
support a more substantial dwelling and to this end the Local Authority has confirmed that there would be no requirement for planning permission to convert and incorporate the barn within the living space of Bryn Menai. In the extreme planning permission has been granted for a larger replacement dwelling set slightly forwards within the site.

Indeed, with the two timber cabins located to the south of the house, both of which provide scope for use as home offices or alternatively holiday or ancillary accommodation subject to any necessary consents, Bryn Menai offers an exciting and extremely rare opportunity to acquire a rural property occupying a wonderfully quiet and private location surrounded by its own land, and ideally suited of use as a family home be it on a permanent basis or an additional dwelling.

A stable door leads directly into the kitchen which has a slate floor with fitted wall and base units incorporating Bosch 4 ring electric hob, Siemens dishwasher, Hotpoint oven with warming tray and large stainless steel sink unit. The kitchen leads into the sitting room which has an aspect over the rear garden and paddock with a slate floor, open staircase beside which the room further extends into the dining area. The dining area again
overlooks the garden having a slate floor and continues to a useful cloaks cupboard and a door leads to utility and shower room. The utility houses the boiler and has plumbing for both washing machine and tumble dryer. The shower room contains fully tiled wall and floors, low flush w.c, tiled shower cubicle and built-in hand basin. The staircase leads to a small landing off which all rooms are accessed. Bedrooms 1 & 2 are both double rooms with the former having views across the gardens towards Anglesey, and bedroom 3 is a large single room which could be used as a home office, again taking in the views. The family bathroom contains tiled wall and floors, pedestal hand basin, low flush w.c. and integrated bath.

OUTSIDE

Bryn Menai is accessed along an a lane which is a combination of gravel and tarmacadam leading to a parking beyond which a bridge crosses the stream to the house. Against the south east elevation is a further gravelled area which leads to the paddock, beside which is a lawned garden with vegetable garden/raised beds to one end and a seating and barbecue area to the other.
Beside the lawn are the 2 summer houses which both have light and power, one of which has plumbing for a kitchenette and bathroom. The summer houses open to an attractive stream which runs through the land. Closer to the house is a retaining wall and paved pathway leading to the kitchen door and also around the side of the house. At the rear is another seating area which takes in the pleasant aspect, surrounded by lawns and
overlooking the paddock land. Attached to the house is a single storey stone barn which is presently used for storage but lends itself to conversion to additional living accommodation. The property sits centrally within its plot with paddocks surrounding the formal garden areas which provides for great privacy. Below the house the land falls away giving a picturesque view of the Menai Straits and along the west coast of Anglesey.

Third Party Rights: Bryn Menai enjoys a right of way over the initial length of the lane. There is a pedestrian right of way for neighbouring residents along the drive and the land to the north east of the house.
