SITUATION
Broadchapel sits just outside the small town of Lochmaben in Dumfriesshire. There is a range of shops and amenities including a primary school, medical practice, dentist, sailing club, tennis club, bowling club and 18 hole golf course. There are also two pubs, a cafe/bakery and ice cream parlour on the high street. A broader range of shops and services including a supermarket, secondary school and a mainline railway station are available at Lockerbie, 5 miles east. The regional capital, Dumfries, is 6 miles west and provides a large hospital, high street shops, retail parks, and university campuses on the Crichton Estate.

Communications to the area are excellent with train stations at Dumfries, Carlisle and Lockerbie, the latter having direct connections to Edinburgh (1hr), Glasgow (1hr) and London (4hr). The M74 motorway network is available at Lockerbie. Glasgow is around 80 minutes drive and Edinburgh about 90 minutes.

DESCRIPTION
Broadchapel is a wonderful family home with a rich history. It is thought that prior to 1671 it served as a Pele tower, and during the Jacobite rebellion of 1715 a stand of Stuart arms was kept at the property. By the 1820s it was in the ownership of a wine merchant who imported wine from Guernsey, storing it in the fascinating ‘chapel’, a vaulted room attached to the main house. The house was remodelled in 1878 by the noted architect James Barbour.

Today, Broadchapel is a comfortable and beautifully renovated family home with extensive grounds including a former walled garden, grazing paddocks and tennis court. A most versatile range of outbuildings includes stables, garage, tack room and various store rooms. Many period features have been preserved including original fireplaces, shutters, service bells and a superb dumb waiter system which runs between the ground and first floor pantries to serve the dining room. The land is currently let to a neighbouring farmer on a seasonal basis but could easily revert to private equestrian use, and indeed the current owners kept horses for many years. Broadchapel represents an opportunity for a new owner to embrace an elegant country lifestyle whilst being a mere 5 miles from the M74 motorway and the West coast mainline at Lockerbie providing connections north to Edinburgh and Glasgow, or south to Carlisle, Newcastle, Manchester and London.

GARDEN AND GROUNDS

From white painted curved stone walls, a tarmac drive leads from the minor public road onto a large gravel sweep in front of the house and on towards the stables and outbuildings, following round to a second gated entrance/exit. A small cobbled yard is situated adjacent to the outbuildings. In front of Broadchapel a large lawn lies between the house and the main paddock, with woodland to either side. The former walled garden can be reached beyond to the left. A path meanders up through the larger area of woodland to the loaning. Crossing the loaning, the tennis court sits enclosed by full height fencing. Two smaller paddocks are also accessible from the loaning.

To the rear of the property is a patio and an area of lawn bounded by the house, chapel, mature trees and a low wall which could easily be completely enclosed allowing safe play for young children or dogs. Behind the garage and outbuildings there is a drying green enclosed by a stone wall.
