Property description

Fairland is a picturesque and substantial Grade II listed edge of village house and provides well-arranged and interesting accommodation of approximately 2,985 sq ft over two floors. Internally, the house has a lovely homely atmosphere with a wealth of period features. The welcoming entrance hall has a brick floor and the well-proportioned drawing room has a large inglenook fireplace with a wood burning stove. The sitting room/study is fitted with an extensive range of built-in book shelving and has a brick fireplace. The dining room is partly open plan to the kitchen/breakfast room and has glazed doors to the garden and features an original bread oven.

The kitchen/breakfast room is fitted with an extensive range of painted units with wooden work surfaces and includes a Stanley range. To one end there is a utility area and cloakroom, beyond which a stable door gives access to the charming conservatory.

Approached from the conservatory is a useful studio/home office with a vaulted ceiling and a fireplace with a wood burning stove. From the studio there are magnificent views over the surrounding countryside with Firle Beacon to one side. Accessed from the entrance hall is the cellar.

Arranged over the first floor is a spacious landing, large principal bedroom, guest bedroom, two further bedrooms and a family bathroom. Many of the rooms have exposed timbers and there are lovely unspoilt views over the surrounding countryside.

Fairland lies in an elevated rural position, set back from a minor country lane, to the north east edge of the village of Selmeston, with its church, garage/general store and public house. For the commuter, Berwick Station is about 2 miles, providing a service to London.

The centre of the picturesque and historic Downland village of Alfriston is about 3.75 miles, and offers a good range of shops and facilities for everyday needs, including a general store, primary school, church and a number of restaurants and public houses.

The county town of Lewes lies about 7 miles to the west, providing a mainline train service to London (London Bridge/Victoria about 68 minutes). Lewes also provides an extensive range of shops and facilities, an excellent selection of restaurants and an independent cinema.

The coastal, business and entertainment centres of Eastbourne and Brighton & Hove are approximately 12 miles and 15 miles respectively.

The South Downs National Park lies a short distance to the south and provides wonderful opportunities for walking and recreation.

There are primary schools at Firle, Alfriston and Upper Dicker, whilst at Lewes there is Priory School which is a secondary school. In addition there are an excellent selection of established preparatory and public schools in the area including Eastbourne College, St Andrews, Moira House, Bedes, Brighton College, Lewes Old Grammar School, Roedean and Hurstpierpoint.

The property is approached from the lane by the property's entrance drive which provides parking for two cars. To the far end of the drive is a brick and tile garage. The garden at Fairland is a particular feature of the property and has been beautifully planted and landscaped over the years with numerous well-stocked beds and many specimen trees including mulberry, almond, flowering cherry, greengage, quince and a twisted hazel. To the far corner of the garden there are vegetable beds and an asparagus bed. Attached to one side of the house is an open fronted store.

From the main garden an opening leads through to a further lawn with an ornamental pond to one side. From the far end of this area of the garden there are some spectacular views towards Firle Beacon. Immediately to the rear of the house is a sheltered paved seating area which lies immediately adjacent to the dining room. To the far end of the seating area is a brick and tile garden store. Just over 0.25 acre.
