A hidden gem in a countryside setting, this tranquil home is unusually private as the approach along a narrow lane only leads to two
other homes. Inside, a small lobby conceals what used to be the entrance to the shop and opens to a characterful living room with
ample space to share.

Simple but stylish the wood floor, painted panelling, high ceiling and large window almost filling the west wall keeps the feel light and thoughtfully planned, there is low level storage to one side of the original, open fireplace which has built in stands for a kettle. Large under stair cupboards with flint walls keep the room clutter free and next door, the bright and cheerful kitchen has space for a dining table.

Sympathetically designed to be in keeping with the age of the building, the kitchen diner expertly blends old with new. The brick floor is complemented by hand built units and butler’s sink – although there is nothing old fashioned about the hardy composite work surfaces. A fabulous, solid wood Rayburn Regent is within the chimney breast but there is a summertime back up in the sleek touch induction hob and contemporary fan oven. A useful cloakroom is tucked away and outside, the country garden is a delightful sun trap.

Raised to catch the sun, the brick paved dining terrace is scented by lavender and rosemary and at your feet, ingenious beds within the terrace provide strawberries for the table. Large enough for play, a lawn is made private by mature shrubs and trees – including an abundant apple- and at the far end, past a brick outhouse, there is a quiet seating area with a mosaic mural by the summer house.

Returning inside, the first floor spreads its wings and is beautifully organised with both double bedrooms apart from each other – so quiet for sharers. At the back of the house, the bathroom has traditional fittings, natural light, a shower attachment above the bath and vanity unit beneath the hand basin. Next door, the first of the double bedrooms is light and airy with garden views and has double fitted wardrobes to each side of the pretty fireplace. At the front of the house, the second bedroom is also a generous double with fitted wardrobes and plenty of period character of its own, and is not overlooked either as the views reach the as far as the Kingston Mill in the South Downs National Park. Also private and peaceful at the top of the house, the master bedroom spans from front to back with windows on three sides, all framing open, leafy views. A restful sanctuary to return to, painted panelling and wood floor are relaxing and considerate touches include discreet wardrobes on each side of the bed – and dimmer switches within reach.
