Property description

AN ELEGANT LISTED GEORGIAN HOUSE SET IN 8 ACRES, THE ORIGINAL PART OF A LARGER COUNTRY HOUSE

Huish Manor is a fine Georgian house (circa.1794) which became the front part of a later country house that was then skilfully divided in the mid-1990’s. An elegant grade II listed house, it still retains all the grace and style of its period with beautifully proportioned rendered brick elevations under a shallow overhanging slate roof. Inside the proportions are similarly pleasing with a typical foursquare layout. A welcoming entrance hall with flagstone floor runs through centre the house with a dining room and a double aspect drawing room to one side, and on the other side another reception room connecting through to the kitchen. The fourth quarter downstairs is taken up with a more contemporary staircase, a cloak room and utility areas. On the first floor three double bedrooms, and three bathrooms are arranged around the central landing and off to one side there is a laundry room, linen cupboards and a staircase to the second floor. The master bedroom is particularly impressive with its own generous bathroom and dressing room (or study). On the second floor there is another useful suite of rooms currently laid out as two large bedrooms with a bathroom and a kitchen, so this area could be occupied as a separate flat. Although Huish Manor is still a very comfortable family home it has now reached the stage where it would benefit from another phase of sensitive updating and refurbishment. A rare opportunity that will hopefully involve retaining all the warmth and character of this elegant house and enable the new owners to create their own perfect country home.

The gardens and grounds are an equally lovely feature of the property. A long tree-lined drive crosses the river at the entrance and leads around the front lawn to a wide gravel forecourt. Immediately behind the house with access from the entrance hall and from the kitchen is the original walled garden extending to nearly 1/4 acre and laid out in a traditional style with a series of square rooms bisected with stone paths and colourful old fashioned borders.
Outside the walled garden there are further lawns and a hard tennis court (also in need of refurbishment), and around the outside of the property there is an old orchard and series of pasture paddocks extending in all to about 8.7 acres. There are outbuildingds on the edge of the walled garden and numerous discreet sites located off the drive where it might be possible to build a garage block and more substantial outbuildings, subject to planning permission.

Winterborne Zelston is the southern most of the seven Winterborne villages along the River Winterborne to the south of Blandford Forum. Set a little way from the centre of the village down a long private drive (shared with 3 neighbours), it is a lovely location surrounded by the type of picturesque countryside that this part of Dorset is renowned for, and although very rural it is by no means isolated. Village life is good and although there are no amenities in Zelston, it is only a 5 minute drive to Winterborne Kingston where The Greyhound pub incorporates a shop, and 5 minutes to Bere Regis for a Post Office, Doctors, Pharmacy and Dentist. Beyond that it is roughly 20 minutes to Blandford Forum with its historic Georgian market square and excellent amenities, which include an M&S food hall, Tesco and Lidl superstores. Easy access onto the A31 makes commuting to the business centres in and around Poole, Bournemouth and Ferndown very easy, and from there a quick link on to the M27 takes you to Southampton and Portsmouth, and via the M27 on up to London. Wareham is the nearest station (London Waterloo about 2 hours). The surrounding countryside provides lots of good opportunities for sport and recreation, with excellent walking, riding and cycling all around, numerous good golf courses and great opportunities for sailing and water sports around Poole Harbour and along the Jurassic Coast, which is generally less than half an hour’s drive away. Local schools include a primary school in Bere Regis and state secondary schools in Lytchett Matravers and Blandford, and there are grammar schools in Poole and Parkstone. Private schools in the area include Bryanston, Milton Abbey, Canford and Clayesmore, as well as Castle Court, Dumpton and Knighton House prep schools.

Mains water and electricity are available at the property. Private drainage (septic tank - shared with 3 adjoining properties). Oil fired central heating, solar electric panels.
