Uppermill Farm Steading
An extensive range of modern farm buildings,
which provide excellent and versatile facilities,

Land
About 636 acres of arable, 38 acres of grass leys
and 4 acres of rough grazings.

The land is gently undulating and sits between
75 and 115 metres above sea level. It is classified
by the James Hutton Institute as mainly class
3.2, with some 3.1, 4.1 and 4.2 land, capable of
producing high to moderate yields of crops.

The fields are all of a size and shape which is
suited to modern farming techniques. All fields
have water troughs. The compartments which
are left in pasture are grazed, and stock proof
with good fencing.

In 2018 the land was analysed and mapped by
SOYL to allow for the use of variable seed and
fertiliser rates.

This assists when making informed management
decisions, reduces costs, improves yields, aids with
crop assurance and reduces environmental impacts.

Forestry (about 30 acres of commercial forestry).

There are a number of forestry compartments at
Uppermill Farm, which are maintained and thinned
as required. Recently 15 acres were harvested and
replanted. Furthermore, approximately 7 acres,
suitable for planting mainly native broadleaves,
have been identified.

Amenity and Sporting

In previous years an informal family shoot has taken place at Uppermill Farm, where
approximately 60 bird bags were achieved.

There is potential for further rough shooting and
stalking on the farm.

Farming System

The farm runs a primarily arable enterprise,
and the farm buildings have been adapted and
constructed to suit this model.

The crop rotation includes winter oil seed rape,
winter barley, spring barley, winter wheat and, for
the first time in 2020, rye has been introduced.

In 2020 yields of 1.75t/ac for oil seed rape, 4.4t/
ac for wheat, 14.84t/ac for Rye, 4t/ac for winter
barley and 3t/ac for spring barley were achieved.
All grain is dried and stored on the farm.

Grass leys are let as seasonal grazing for
approximately £70/acre.

Previously during the winter months, the cattle
court and neighbouring shed have been used to
house 240 head of cattle on a bed and breakfast
arrangement.

The farm qualifies under the Basic Payment
Scheme and Basic Payment Entitlement is
included in the sale.

Uppermill Farm is situated in the heart of the
well renowned agricultural area of Fortmartine
in Aberdeenshire, in north east Scotland.

The undulating topography and landscape allows for fantastic 360-degree views across surrounding farmland, including views to Bennachie and Mither Tap to the southwest, and the North Sea coastline, beyond Ellon.

Situated two miles to the east of Uppermill Farm
is the charming village of Tarves, which provides
local amenities such as a village post office and
shop, a pharmacy, a hotel and bowling club.

Primary schooling is available at Tarves Primary
School, and the village benefits from bus links
to Aberdeen, Inverurie and Methlick. A wider range of shops, supermarkets and professional
services are available in nearby towns of Ellon (8
miles) and Inverurie (10 miles).

The recently constructed secondary schools,
Ellon Academy and Oldmeldrum Academy,
provide secondary education. Private schooling is provided in Aberdeen at Albyn, Robert Gordons, The International School and St Margaret’s, or alternatively 60 miles north at Gordonstoun near Elgin.

The closest railway station is situated in Inverurie, providing access to destinations including Aberdeen, Inverness and Edinburgh.

The farm is very accessible, situated only 10 miles
from the A90/Aberdeen Western Peripheral
Route, which provides access to the major road
network north and south. It also provides easy
access to Europe’s oil capital, Aberdeen, where
culture, art and further amenities can be enjoyed.
Aberdeen International Airport (16 miles), offers
regular connections to domestic airports and
international destinations.

With regard to agricultural services the area profits from nearby grain merchants, machinery dealers and suppliers. The closest livestock market is Aberdeen and Northern Marts at Thainstone by Inverurie.
