When the current owners found The Grange, it ticked every box on their home search list. “Fulbeck is such a pretty, historic village with a great pub and restaurant, a thriving arts/craft centre and café, plus it’s ideally located for good schooling. The house offers a great combination of village life, the seclusion of a large mature garden, and really spacious accommodation with bay windows in most of the main rooms which allow natural light to flood in.”

“The décor was rather dated so we’ve redecorated throughout to give it a lighter, more contemporary feel whilst retaining original features, such as the decorative wooden panelling in the dining room, shutters on most of the downstairs windows, and the fireplaces. We’ve also installed a new en-suite, a family bathroom and converted the first floor of the old coach house into two offices, though this could be used as an annex or guest accommodation as it has its own electricity and water supply.”

“It’s difficult to choose a favourite room. The kitchen is a great family space which is always warm and cosy thanks to the Aga and underfloor heating; its large walk-in pantry is so useful when we’re entertaining. The living room is beautiful with its huge bay windows overlooking the garden, whilst the snug is a favourite place to relax and catch the morning sun.”

The Grange sits in approximately an acre of secluded mature gardens. “A terrace overlooks the lawned areas which are great spaces for the children to play and there’s a patio area with a fire pit which is a great for al fresco dining and socialising whilst of course, in the summer holidays in particular, the swimming pool is very much in demand!”

“Fulbeck is a great place to live and a great starting point for lovely countryside walks with spectacular views down into the Trent valley. There’s a wonderful farm shop in nearby Leadenham catering for everything from milk to tinned goods, spices and locally grown vegetables, also there’s also a Post Office and popular tea rooms selling home-reared lamb. We also enjoy visiting nearby Belton House as the children really enjoy the outdoor playground.”

Fulbeck is an historic and picturesque village nestled along the Lincoln Cliff escarpment. Surrounded by beautiful countryside, it is home to a thriving arts and crafts centre with café and to The Hare and Hounds, a 17th century pub with a reputation for fine dining. A farm shop and Post Office with tea rooms can be found in the nearby village of Leadenham (1 mile), whilst a more comprehensive range of shopping, eating and cultural facilities are available in the market towns of Grantham (9 miles), Sleaford (8 miles) and Newark (13 miles) or in the historic cathedral city of Lincoln (15 miles). The surrounding countryside offers a wealth of delightful walks, whilst the nearby English country house estate at Belton hosts the National Trust’s largest outdoor adventure playground.

Primary schools are available in both Leadenham and Caythorpe, renowned Grammar Schools in either Grantham or Sleaford and independent education in Lincoln. There is also a private bus service to Oakham School from Gonerby and The Stamford Endowed Schools are served by a bus service from Long Bennington, Newark and Grantham.

For the commuter, the nearby A17 gives easy access to the A1 whilst Grantham and Newark offer high-speed rail services to London King’s Cross (65 minutes and 82 minutes respectively).
