Roughly 10 minutes in the car from the centre of Mold, brings us to the little village of Eryrys. One of only four individually designed homes on this small cul-de-sac and set into the rocky hillside, this home impresses right from the start. Not only for what it is but also for what it could become, as the highly flexible interior lends itself to any number of configurations and choices .

We approach the home through a broad gateway onto a wide drive that wraps around towards the far side of the home, passing the triple garages as it does so. This home is, in effect a large bungalow set into the hillside, to the rear with the front portion resting on the garage block which explains the sheer size of the storage capacity available. The front door is accessed either via a stepped pathway from the garage or along a separate path from a pedestrian gate off the pavement.

Entering the main hall, on our right is the cloakroom, with its ceramic walls and floor and containing a pedestal hand basin and lavatory before we proceed through an archway and into the home itself.

Immediately on our left is a fully glazed door into a room that I would use as a formal dining room, if only owing to its close proximity to the kitchen making for ease of serving meals, plus with a little bit of imagination and a professional builder, could become the main focal point of the home where entertaining friends and family could become a regular occurrence. There is also an attractive and practical ceramic floor leading to a large set of sliding patio doors which open up into a large conservatory.

The conservatory has a large radiator, part of the homes oil fired heating system to ensure it is cosy and useable all year round. It is constructed in white UPVC offering views from its elevated position down across the garden and to the adjacent hills.

Looking further up the hillside, in the distance is an area of level ground with a table and bench set, being the very top of the garden. Form here we are rewarded with a remarkable view of the surrounding area making this a splendid spot to enjoy summer breakfasts / lunches or dinners who can pick a time when best to enjoy this slice of heaven.

Back inside and a further archway from the dining room takes us into the kitchen, where the large range style cooker hints at a serious interest in food and the general quality of the fixtures and integrated appliances suggest good living. Beyond here is the utility room where the noisier appliances reside, along with the Firebird oil fired boiler which was newly installed just over 2 years ago and serviced within the last 6 months.

Returning to the hall, we come to the lounge. Now, this is a massive room with a large picture window overlooking the garden and the valley beyond and where the focal point is provided by a weapons grade log burning stove with an internal flue ensuring the maximum heat is projected into the room. This is in fact a multi-fuel burner, able to take all forms of solid fuel for those days when chopping logs loses its appeal and was serviced about 6 months ago when the flue was also swept.

Adjacent to here is a smaller room, which could serve a multitude of purposes and is open to the corridor. A set of sliding patio doors leads out onto a corner balcony which can also be accessed from adjacent rooms.

The first of these is the formal dining room; lavish in size and quite in keeping with the scale of the home but as I said, I would choose to dine nearer the kitchen leaving this for a very comfortable bedroom, taking advantage of an identical view as the previous room and with French doors opening to the same balcony.

Opposite here is the family bathroom, luxuriously appointed with ceramic floor and walls tiled from floor to ceiling, this offers a pedestal hand basin, lavatory, bidet and P shaped bath with a protective glass screen and shower above.

Next to this is a small bedroom, suitable for a young child or as a nursery or alternatively, this would make a useful office or games room.

Further along we come to a larger bedroom, overlooking the garage area. This is a lavish single room or a small double though in this guise, your choice of free standing furniture may be a little compromised.

The corridor now turns 90 degrees and is where we come to the next double bedroom, also overlooking the front aspect and providing all the space you could want. This is demonstrated by the massive king size bed currently in place with its twin bedside cabinets, formal dressing table and two huge free standing wardrobes and still leaving masses of free floor space unused.

At the end of the corridor we come to the main bedroom which is impressively big. So big in fact, that the double bed seems almost lost in the distance and the remaining furniture, in spite of being sufficiently substantial to overpower a normal room, in here are quite unremarkable. The room is kept wonderfully bright by a reprise of the sliding patio door opening onto the common balcony and a large side facing picture window overlooking the valley garden. From here we look down onto the additional parking area to the side of the home and beyond this to the sloping grass area running down to the perimeter tree line.
