Property description

Impressive Apartments in Grade I Listed Mansion House • Reception Hall • Drawing room • Sitting room • Dining kitchen • 3 bedrooms • Bathroom • Wet room • Cloakroom/WC • Parking • Two garages

The Property
Belford Hall was built by Abraham Dixon in 1752 in a Palladian style to a design by renowned architect James Paine. In the early 1800’s the property was re-modelled with two new wings added by Newcastle Architect John Dobson.
During World War II the Hall was requisitioned by the army and thereafter became neglected and dilapidated. The Northern Heritage Trust acquired the Hall in the 1980’s when it was renovated and restored and converted to residential apartments.
Yew Tree was originally two separate apartments and the present owners have joined them together to create the largest apartment in the hall. French doors lead into a warm and welcoming entrance hall leading to the principle reception rooms. The accommodation throughout has the grandeur one would associate with such a significant mansion house, including generously sized rooms, feature fireplaces, panelled doors and ornate cornicing.
The elegant drawing room with three picture windows offering views south and west across the grounds is bright and spacious with decorative plasterwork and a large attractive original fireplace with cupboards either side. An inner hall leads from here decorated in Wedgewood style with alcove shelving. There are two generously proportioned bedrooms off this hall with window seats, which give distant views of the lake, and a bathroom.

To the left of the reception hall there is a sitting room with original fireplace and gas stove. The third bedroom lies beyond with an en-suite wet room and a door to airing cupboard. The fabulous dining kitchen with stone floor, exposed curved stone arches has an array of wall and floor units, space for white goods and cooker.
The property shares with other residents of the Hall three beautiful reception rooms within the main house which is an ideal place to entertain and offers an excellent communal facility for social gatherings and other uses.

Externally
Belford Hall is set in 27 acres of beautiful parkland with ornamental lake to the south, of which two shares are owned by Yew Tree Apartment. In addition to the parkland, Yew Tree has shared use of the 5 acre landscaped gardens. There are two private adjoining garages in a separate block to the rear of the hall. A gravelled area to the front enjoys a southerly aspect for sitting out or alfresco dining.

Notes
Management details:

The maintenance and running of the Hall, (upkeep and structure) together with the grounds, driveway and common areas are maintained by the Belford Hall Management Company Limited. The company is jointly owned by Belford Hall’s leaseholders and Yew Tree & Lawn Flat owns two shares in this company. The current annual service charge is approx £4,636.38 which also covers buildings insurance and window cleaning. The use of the property as a commercial holiday let is not permitted both under the terms of the lease and by the Management Company. This ensures the fabric of the building and common areas are maintained to the current high standard one would expect in a listed building of this calibre.
Yew Tree originally comprised of two separate apartments, Yew Tree and Lawn flat.
The present owners who have had apartments in the hall for over 20 years, use the apartments as one and are presently arranged as such. But both retain their own separate entrance and services, so that a future owner could revert back to two separate apartments, each with their own garage, should they wish.

There are 969 years remaining on the leasehold.
