Property description

Tithe Barn is a 17th Century converted barn that was once part of the Nutknowle Farm estates. The principal conversion works were carried out in the 1920’s and then later the house extended and garaging added in 1988. The present owners have continued to improve the property and add to the quality of this part brick and part flint faced detached building which stands in a plot of approximately 0.7 of an acre. The construction appears to be a mixture of local brick and nap flint under a tiled roof. The main rooms all face south across the patio and gardens, which enjoy excellent seclusion. In brief the accommodation comprises entrance hall, cloakroom, study, dining room, drawing room, kitchen breakfast room with AGA, 4 first floor bedrooms and 2 bathrooms (one ensuite). Outside a large garage has integral access to the house with a further single garage situated to the rear along with sheds and a greenhouse. The sweeping gravel driveway terminates in front of the house providing ample parking and turning for vehicles. An Historical noteThe tithe field was originally subject to a tithe rent charge which was redeemed under the Tithe Act 1918. The land on which the barn stands was sold off by the Nutknowle Farm in 1957 along with the Round House next door. Their titles were eventually split in 1992. The building is NOT listed.

The Tithe Barn sits in the parish of Woodmancote, just south of the A281 on the eastern side of Henfield which lies some 2 miles away. Located at the edge of the Downs the area is adjacent to the South Downs National Park providing breathtaking views and a myriad of walking and cycling opportunities. The nearest mainline railway station is at Hassocks about 6 miles away with services into Gatwick airport, London Bridge and Victoria. Brighton and the coast is about 15 minutes by car. Local schools include St Peters primary at Henfield, Downlands secondary at Hassocks and Steyning grammar in the small town of Steyning to the south west. There are excellent options for independent schools, including Lancing and Hurst Colleges, Burgess Hill Girls and the Towers convent school at Steyning. State sixth forms colleges include Colyers in Horsham and BASVIC in Brighton.
