Property description

Horsedown farm represents a unique equestrian
opportunity which presents a stylish timber
framed cabin which provides well proportioned
accommodation ideally positioned in relation
to the equestrian facilities. There is a well fitted
kitchen/breakfast room off which is a double
aspect living room with a log burning stove.
Double doors lead from both the kitchen and
the living room leading to the large garden and
patio area. There is a principal bedroom and en
suite, two further double bedrooms and a family
bathroom. The bungalow also has the benefit
of underfloor heating throughout. Additionally
the adjoining barn has planning consent to
convert into a substantial 4303 sq ft single
storey dwelling – plans can be viewed under
application number 20/00691/PRIOR.

Agent's Note
The original planning permission for the
equestrian facilities granted in 2012 (Application
Number: 11/02089/MAJOR) also included
planning permission for a horsewalker. Having
been granted in May 2020 there is planning
permission to convert the agricultural barn into
a single storey residential dwelling (Application
Number: 20/00691/PRIOR). The drawings shown are taken directly from the planning application and therefore represent part of the planning consent 20/00691/Prior
The bungalow is the subject of an equestrian tie - more detail will be provided by the vendor's solicitor at the pre contract enquiry stage.

Horsedown Farm is situated at the end of a
private drive in a rural and unspoilt location with
a wonderful outlook over Horsedown Hill, a
well-known local landmark. Nearby villages of
Odiham and Crondall offer a convenience store,
supermarket and post office. The larger market
town of Farnham provides more extensive
facilities. There are a range of both state and
independent schools in the immediate area.
Communications are excellent with the mainline
station at Winchfield ( Waterloo 60 minutes )
and junction 5 of the M3 both within a few miles.

The equestrian facilities are comprehensive and
comprise 12 stables within a beautiful courtyard,
all with automatic drinkers, 6 stables within the
agricultural barn and two further timber stables.
The stables are supplied by a 10,000 litre water
harvester. In addition, there is a 25m x 55m
floodlit sand school with a sand and rubber
surface built by Aztec Arenas. Within the main
courtyard complex there is a washdown bay, a
client room, a feed room and a machinery store
which all have power connected and lights.
Within the agricultural barn there is a large
alarmed tack room and a toilet with a shower
facility for clients.
