The property comprises an entrance porch with a handy cupboard offering storage space, a further door opens into the spacious sitting room with stairs leading to the first floor. A modern and light kitchen dining room with a door leading to the back garden completes the ground floor. Upstairs two double bedrooms and a family bathroom with a shower over the bath. Additionally, the loft is boarded with ladder access. Outside a low maintenance private south facing garden including a large decking area, dual patios and a substantial shed fitted with electrics with a separate fuse box.

Location
The village of Grove lays approx. 13 miles south-west of Oxford where the Thames Valley meets the Berkshire Downs and is well situated for all the main travel links, with the A338 providing easy access to the A34, M40, M4, plus the rail links in Oxford, Didcot, and Swindon. Its favoured position gives the village a peaceful aspect and it stands amid traditional farming areas. Despite this, Grove has grown, in post-war years, from a small, self-sufficient hamlet to a thriving modern community with shops and schools to meet the needs of its newcomers. The extensive acreage given over to housing is designed for ease of access to the modern schools in comparative safety, along with a network of walkways, only seldom needing to cross roads or encounter traffic. With more comprehensive facilities available in nearby Wantage, Grove offers much more than the average village.

Directions
Leave Wantage Market Place via Mill Street turning right at the mini roundabout onto Denchworth Road. Continue across the following roundabouts and past the "Aeroplane" at Grove Technology Park, until reaching the 'T' junction at Grove and turn left into Newlands Drive. Follow Newlands Drive around the perimeter of the village and at the next roundabout turn right on Brereton Drive. Take the first right into Collett Way followed by the next right into Hawksworth Close. The property will be found on at the end of the road facing the green.
