Property description

DESCRIPTION
The Old Thatch Teashop is probably one of the Island’s most famous teashops located in the centre of Shanklin Old Village which is also one of the Islands best known visitor attractions.

Constructed originally as two fisherman's cottages and dating we believe from circa 1690 it has lovely character stone elevations under a thatched roof with its distinctive teapot and cup & saucer ridge feature.

We understand that the property was first altered to a teashop in the 1940’s and over the years it has expanded into surprisingly large premises which has three internal tearooms with approximately 52 covers and a delightful private enclosed rear garden which has a further 40 covers. The garden is a very well known feature of the business as it has a distinct “fairy” theme and is always beautifully dressed for the Summer season. As can be seen from the photographs and the businesses website it has gained a number of awards over the years including a recent Winners of the Best Tea Rooms & Tea Gardens on the Isle of Wight.

A new owner of the business will have the opportunity to live on the premises as it has a good sized two bedroom apartment on the first floor although this is not currently used by the present owners. The whole property is full of distinctive character and we believe offers an excellent opportunity for the purchaser to buy a lifestyle business which still has great opportunities for increasing the level of business.

The premises have an alcohol licence and there is scope to utilise this more by opening the business for longer to incorporate a restaurant which in turn would extend the season. Currently the tearooms are open from the beginning of April until the end of October and the vendors keep the business turn over just under the current VAT threshold.

The business is being sold as a going concern with all the equipment and display items and we really would recommend an internal viewing to fully appreciate all that this property and business have to offer.

The building is Grade II listed and the whole accommodation is warmed by gas fired central heating.
