Property description

Garbhalt is situated on the stunning Cowal Peninsula, an area known for its beautiful scenery, varied wildlife and wide range of outdoor pursuits. The property is surrounded by delightful, unspoiled countryside, yet situated conveniently close to the main road network with Glasgow airport 75 minutes’ drive away, the city centre under 2 hours and Edinburgh under 3 hours. A short distance from Garbhalt is the village of Strachur with shop and post office, medical practice, primary school and village hall. Further south, Dunoon offers a choice of shops, restaurants and schools. To the west, the popular marina at Portavadie provides a ferry link to Tarbert south of Lochgilphead town.

Close to Garbhalt are a number of coastal and forest walks, pretty beaches and historic sites as well as a choice of water sports. The renowned Tighnabruaich Sailing School is 30 minutes away and offers a wide range of courses. The area is also known for its culinary offerings with the famous award winning Inver Cottage Restaurant ranked in the UK’s top 50 about one mile away, as well as The Creggans Inn at Strachur and the popular Oystercatcher pub and restaurant at Otter Ferry offering a choice of local seafood dishes.

Once a coaching inn and former home of the local blacksmith, Garbhalt (Gaelic for rough burn) enjoys a delightful and very tranquil setting close to the shores of Loch Fyne. The property, now a ruin, is situated on the edge of a small, single track road opposite the picturesque Strathlachlan Church, dating from 1792, complete with Laird’s gallery and the Maclachlan Chief’s coat of arms. To the rear of Garbhalt, the former garden is bordered by a small river which once supplied the house with water. From the garden, the river runs down to meet the Loch at Inver, site of the ruin of Old Castle Lachlan, ancient seat of Clan Maclachlan, with the 18th century New Castle Lachlan close by.

The site offers a superb and very attractive setting for a new build property subject to planning consent. The original property comprises a 1.5 storey house with adjoining barn. Permission to extend the house to the rear and into the barn, together with the installation of a septic tank, was granted a number of years ago and has since lapsed. The original building is now in a very dilapidated state and as such is considered to be unsuitable for development. If required, demolition of the existing building will be the responsibility of the buyer.

To the rear of the property is a generous area of garden extending north and west and includes a number of mature trees. Adjoining Garbhalt to the south is a large field offering scope for use in a variety of ways, including for horses or cattle, or for potential future development subject to the usual planning consents. The boundary of the field is marked by a mix of dry stone walling, wire fencing and the river which runs along the west side. The property and grounds are being sold as seen and the installation of services will be the responsibility of the buyer.
