A charming semi-detached Victorian cottage situated in a stunning rural setting just outside the popular village of Kirdford. The cottage is believed to date from 1839 and with more recent additions and has very attractive external elevations being partially red brick with blue headers and sandstone with brick quoins under a slate tile roof. The very well-presented accommodation includes good ceiling heights and large windows creating a very spacious and light feeling. There are also some lovely rural views over open farmland. Of particular note is the cosy sitting room with wood burning stove, lovely kitchen/breakfast room and master bedroom with plenty of storage and an en suite shower room.

Outside, the cottage is slightly elevated from the lane and has a lovely front/side garden with area of lawn and borders planted with a variety of shrubs and plants. At the rear and side of the house is paved terracing which opens into the rear garden, which includes large areas of lawn with mature borders planted with a variety of shrubs and plants and bordered by mature trees. To the rear is a vegetable garden and to one side is a greenhouse and there is also a useful garden shed. On the south side of the property is the shared entrance drive which leads to the garaging. There is a large detached steel framed and timber clad garage and an attached garden room (converted from a single garage) which could provide a home office or studio. There is parking for approximately 2 cars.

NB We understand neighbouring properties have a right of way over the bottom part of the garden, currently arranged as a separate pathway, that gives access to the the garages.

1 Gownfold Cottage is quietly located on a country lane just to the south of the very sought after village of Kirdford with attractive period houses, church, two village pubs and an award winning village shop. Further shopping facilities can be found at Billingshurst, about 6 miles, which also has a mainline station with trains into Victoria and London Bridge (about 70 minutes). Petworth is about 5 miles to the south-west, with an excellent range of shops. Haslemere, about 11 miles, has further shopping facilities and a mainline station to Waterloo (about 47 minutes). The larger towns/cities of Horsham, Guildford and Chichester are all within fairly easy reach. There are many local footpaths close by.

Mains water and electricity are connected. Shared private drainage. LPG gas fired boiler with radiators.
