As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts (payable to Quirk Deakin ‘QD')
Holding Deposit: 1 week’s rent. This is to reserve a property.
Failure to pass referencing will result in forfeiture of this amount in part or total depending on reason for failing. Not limited to but including; any relevant person withdrawing from the tenancy, failure to sign the tenancy agreement within 15 calendar days , undisclosed County Court Judgement, Bankruptcy, IVA, earnings not totalling at least 2.5 times the annual rent, a detrimental landlords reference (late rent, missed payments history etc), providing false or misleading information, failing the right to rent check or failure to provide information in a timely manner or withholding vital information per the Tenants Fee Act 2019
If you pass referencing the holding deposit (1 weeks rent) will be allocated to your 5 weeks deposit upon move in.
For referencing you will need to provide photographic identification, proof of residency, 3
months bank statements (for each tenant over the age of 18) SHOWING WAGES IN, 3 months wage-slips for each working tenant and a recent (within 7 days of application) online credit report (noddle, Experian etc) and a landlords reference via email (showing tel number, property address and the landlords address) or agents reference.
Guarantors need to earn monthly rent x 36 per annum
Deposit: this covers damages or defaults on the part of the tenant during the tenancy

If the landlord agrees to allow you to have a pet in the property, a higher rate of rent may be payable
During the tenancy (payable to the Agent)
Variation of contract - £50 inc VAT per variation if any changes need to be made to the tenancy agreement at tenants request to cover costs associated with taking landlords instructions as well as the preparation and execution of new legal documents
Unpaid rent - Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate from rent due date until paid
Lost keys - Payment of cost of replacement (depending on key type, how many keys needed, cost of security device) for the reasonably incurred costs for the loss of keys/security devices. If the loss results in locks needing to be changed, the costs for the locksmith, new lock and replacement keys for tenant, agent and landlord will be charged to the tenant
Early termination of tenancy - Should you require a break of tenancy that is not written into
your tenancy agreement, you will be liable to pay the reasonable costs for the landlord and
also the rent and utilities until a new tenant moves into the property. As a minimum that will
be the fee the landlord pays to rent a property equal to 1 full month including VAT or £799
VAT, whichever is greater.
