TERMS

Rent
The rent is £450.00 per calendar month, which excludes all outgoings.

The tenant is responsible for all outgoings such as utility rates and Council Tax, telephone and broadband charges, TV licence etc.

Deposit
A deposit of the equivalent of five weeks rent will be held by the landlord's agents and registered with the Tenancy Deposit Scheme – the deposit is held against the ingoing Inventory / Schedule of Condition until the end of the tenancy and repayable subject to there being no dilapidations or outstanding rent.

Initial Tenancy Term
To be let on an Assured Shorthold Tenancy for a minimum term of 12 months and month to month thereafter.

Tenancy Agreement
A copy of a standard Assured Shorthold Tenancy agreement, similar to one which will be used for this tenancy, is available to view upon request.

Fees
A non-refundable referencing fee of £100 (inc VAT) per applicant will be charged prior to taking up references. All proposed residents over the age of 18 are required to be referenced.

There is also a charge of £125 (inc VAT) to draw up the ingoing Inventory/Schedule of Condition (the landlord pays for the exiting check-out and report to be undertaken). Both fees are payable upon application, however, should the tenancy not proceed before the Inventory / Schedule of Condition report is undertaken we will refund the report charge.

Pets and Children
The landlord does not permit the tenant to keep any pets at the premises. Children are not recommended at the site due to its location.

Smoking is not permitted at this property.
