READES VIEWINGS POLICY
Government rules for arranging and conducting viewings
On re-opening the housing market, the Government introduced new rules for how estate and letting agents must arrange and conduct viewings, as follows:
Initial viewings should be done virtually wherever this is possible and physical viewings should only be conducted where buyers are seriously considering making an offer on a property.
It is important that initial viewings are done virtually and viewings of occupied property only take place with proceedable parties of serious intent. Furthermore:
all viewings should be by appointment only;agents are advised not to book back-to-back visits to a property;all occupiers should be outside the property when the viewing takes place;property viewers should be advised against touching surfaces throughout the property viewing, and;the amount of time spent viewing must be kept to a minimum.
Arranging a viewing with Reades
If you have not already registered with Reades, it can take around 10-15 minutes to register and book a viewing. Please ensure you have this time available when you call and consider the following three important points prior to calling or requesting a viewing:
1. Familiarise yourself with the property
To help speed up the booking process and avoid unnecessary footfall and therefore risk, please ensure you have:
looked through the full property details, including the photos, floorplan, Google Map and Street View;walked through the Virtual Viewing (where available), and;visited the area (where possible) to make sure it is where you want to live.IMPORTANT: Please do not go onto the property, even if it is unoccupied. All viewings are arranged by appointment, even where the vendor is conducting their own, so please direct all enquiries to Reades.
2. Buying position and offer level
To ensure compliance with Government rules, please also ensure you have:
documents to hand to evidence your buying position, in the form of a bank statement for proof of cash (cash buyers or deposit for mortgage buyers), a valid (in date) agreement in principle or mortgage promise from a lender if buying with a mortgage (we can also accept a letter or email from your Financial Advisor), and;be prepared to reveal the offer you wish to make, based on the information available online, subject to the physical viewing and survey. If your offer is well below those already received or required by the vendor, it will help us to determine if a viewing is necessary at this stage.
3. The viewing
We will be delighted to help you find your new home and with over 90% of viewings conducted by Reades personnel, we are doing our best to ensure a safe environment for all*, by:
ventilating the property prior and duringleaving time between each viewing to allow for ventilationwearing a face mask and glovesnot shaking handsmaintaining a safe social distanceasking any occupants to remain outside or confined to one area of the property for the durationIn return, we ask applicants to:
turn up on time to avoid overlapnot bring children or petsnot wander off unaccompaniedavoid touching surfaces unnecessarilymaintain a safe social distance at all timesrespect the position of the member of staff or vendor conducting the viewing and follow any reasonable requests whilst on siterelax and enjoy your viewing!IMPORTANT: A maximum of two adults are allowed to attend the physical viewing.
*Please note; although we ask vendors to follow the same protocols when conducting viewings themselves, we offer no guarantee as to whether this will be followed.
