Park Royal is an industrial area in North West London that is in the middle of being reinvented as a residential area. With the Grand Union Canal running through the area, excellent transport links, and good access to green space, Park Royal has the amenities in place to make this possible. New residential developments are being built alongside the many existing commercial buildings.

Community

Park Royal is home to London's largest business park, and this area's industrial character means that it has some way to go before it is seen as a place to live and relax, rather than visit for work. The area has excellent prospects for developing into a community, however. 

Safety

The 2014/2015 crime rate and violence against the person rate were both lower than for London overall. Crime in this area is average, according to the Met police, with an above average crime hotspot around Ealing Broadway. 

Parking

Parking in this area can be somewhat tricky and expensive. Car ownership in this area ranges from slightly below to slightly above the London rate of 0.8 cars per household. The area has good road links, including the A40 and the North Circular. Because this area is home to the largest business park in London, there can be greater difficulty with traffic, particularly at rush hour. 

Nightlife

There are some pubs in the area, but this area really is a commercial zone. There are reasonably good transport links for exploring the nightlife in other areas. Try nearby Ealing for restaurants, bars, and theatres.

Family Friendly

A safe, relatively quiet, and fairly affordable area of North West London, it would be possible to raise a family in Park Royal. Though the area is a commercial zone, there are amenities for families nearby, including the Royale Leisure Park. There is fairly good access to green space and a reasonable selection of primary schools in the wider area.

Pet Friendly

Park Royal is an industrial and commercial area, not particularly well-suited to having a dog. There are parks including Pitshanger Park, nearby. 

Transport

Park Royal is located in Zone 3, and has good transport links. Park Royal Station is on the Piccadilly Line, Hanger Lane is on the Central Line, and Stonebridge Park is on the Bakerloo Line. This neighbourhood is well served by local buses. The area also has good road links, including the A40 and the North Circular.
