Living in

Hayes is a suburban town in West London which is now home to many people who work at Heathrow. It is well-connected to the airport and to Central London, and in fare zone 5, but it can feel much more remote - big parks, waterways, and village pubs make it feel like it's in a much more peaceful setting. Property is relatively affordable in this area, and schools are generally good, making this a good place for families to live.

Community

Hayes retains the feel of a small town, despite being very commutable to Central London. It has a notable South Asian community, and some of the best Indian food in West London.

Safety

The 2014/2015 crime rate and violence against the person rate in this area were both a bit higher than the overall London rates - as was the rate of deliberate fires. Between May 2016 and April 2017, the most common crime types were anti-social behaviour, violence and sexual offences, and vehicle crime.

Parking

Parking is not generally an issue in this area. The rate of car ownership in this area is slightly high for London, at a little over one car per household. Road links are excellent, including links to the nearby M4 and M25.

Nightlife

There's a good range of traditional pubs and restaurants, especially Indian restaurants, in this area. Transport links to other areas for more nightlife options are fairly good.

Family Friendly

Hayes is a good place to look for an affordable family home - Thirties semi-detached houses are widely available, and are better value than similar homes in more central areas. There is excellent access to green and open spaces in this area, with Barra Hall Park and Stockley Park, as well as many other smaller parks and waterways. The vast greenery of Harmondsworth Moor and the connected parks is nearby, too. Schools in this area, including state primary and secondary schools, are generally good. More than a quarter of residents are children aged 0-15.

Pet Friendly

Property in this area varies, but there is a good supply of homes that would be suitable for pets. Hayes offers excellent access to green and open spaces, with Barra Hall Park and Stockley Park, as well as many other smaller parks and waterways. The vast greenery of Harmondsworth Moor and the connected parks is nearby, too.

Transport

Hayes & Harlington station serves Hayes, which is located in Zone 5. Great Western Railway trains to Paddington and Heathrow Connect services are available. The area is also well served by local buses, and road links are excellent, including links to the nearby M4 and M25. Heathrow is a 5-minute Heathrow Connect train ride away from Hayes & Harlington Station, or less than a 15-minute drive from Hayes - besides planes, Heathrow offers a connection to the Piccadilly Line.
