Property description

"We've lived in Bristol for many, many years and it's been a privilege to live on Leighton Road. If we were not relocating this was going to be our forever home and we have loved and restored it as if it were. It's a very special house. I love sitting in the the sun filled lounge or cosying up in the in the back reception room listening to records. We often do a 25 minute morning walk of dropping the kids to school in minutes, going onto Marks Bread for coffee, onto the harbourside and back home over Vauxhall bridge. Equally a morning coffee in the garden sunshine is amazing! A wonderful start to the day, what's not to love! The street has a wonderful community feel, with caring neighbours. It feels very safe and family friendly. Halloween and Christmas are particularly special with the window decorations. The city and countryside are both on our doorstep with Cycle lanes leading to Leigh Woods and Ashton Court."

Leighton Road is a desirable and attractive residential road in Southville, one of the most sought after neighbourhoods in South Bristol. Close by there are two footbridges across the river to reach the Harbourside area of the city and further onto Wapping Wharf, an area which has fast become one of Bristol's most iconic and desirable settings for living, eating and socialising. The area around Gaol Ferry Steps is now home to several stylish homes, trendy bars and boutique shops within both Cargo One and Cargo Two, which came as two phases of retail and restaurant space, largely occupied for local independent businesses. Southville itself has long been one of the most popular parts of Bristol to live in. North Street is very nearby and is home to a number of bars and eateries such as The Tobacco factory, the popular Souk Kitchen, Cor as well as highly regarded cafes such as Sweven and Marks Bread. Crossing the river from Southville, you are just minutes from all Bristol City Centre has to offer. For those who work in the city, the commute by foot or bike is short and painless, whilst the journey home after an evening in a city is also straightforward and advantageous on foot rather than negotiating city centre traffic. For young families, this house on Leighton Road is within easy reach of two of South Bristol's most sought after Primary Schools: Ashton Gate (OFSTED rated Outstanding) and Southville Primary (OFSTED rated Good).

This substantial four-bedroom family home has been lovingly renovated by the existing owners creating a well-insulated home with an immaculate finish whilst retaining much of its elegant charm throughout. The entrance welcomes you with a porch and stripped floorboards continuing through to the stylishly finished living room with Bauwerk limewash paint beaming with natural light from the tall bay window. The living room houses a log burner, cast iron radiator and double-glazed sash windows adding to its characterful charm. Continuing through the hallway you can find a spacious area adjacent to the staircase for hanging coats and a large storage cupboard beneath the stairs. Behind is the warm and inviting family dining/second reception room with stripped floorboards, cast iron radiator, original French doors to the sunroom and a useful hatch offering a great connection to the kitchen, practical for entertaining. The contemporary fitted kitchen includes white cupboards and wood effect worktops also with integrated appliances. The four-piece suite can be found to the rear with a heated towel rail.

As you continue to the first floor, the impressive principal bedroom is located at the front of the property filled with light featuring a bay window, original built-in storage cupboard and stripped floorboards. Continuing through there is another spacious double bedroom, the main family bathroom which has been remodelled and renovated to this stylish four-piece suite and finally the rear double bedroom overlooking the garden.

Last but certainly not the least, the top floor is an original loft room of this period family home which has been divided into two spaces featuring unusually tall ceilings. This floor hosts a large double bedroom with eaves storage access and a versatile walk-through room currently utilised as an office, where you can access the other side of the eaves storage.

As you step outside of the home you are greeted with the well designed garden. Outside has been laid with porcelain pathing, artificial lawn and raised beds, an idyllic space for families whilst also enjoying the use of the secure rear access shared with just a few neighbours.

Due to the circumstances of the existing owners, they will be selling the property with no onward chain, a real rarity for such an impressive family home in this area.
