Overall this property is presented to a good standard and an internal viewing is recommended for the property to be appreciated and is conveniently located for access to the town centre and promenade. There is a £75PCM utility fee which includes electric, gas, water,council tax and broadband.  

BEDROOM/LOUNGE Holding Deposit
Paying a holding deposit (up to a maximum of 1 weeks rent) for the property you are applying for stops the property from being viewed by other applicants (however the property may still remain advertised as references pending). By paying the holding deposit it allows us to start your referencing and the admin to prepare the tenancy. Once the referencing procedure is completed and all checks have passed, the holding deposit can either be returned to the applicant, or put towards the first months' rent or deposit.

Some or all of the holding deposit can be retained by the agent if the applicant withdraws their application or does not pass the referencing procedure by providing false or misleading information.

• £50 (inclusive of vat) for changes to the tenancy agreement at tenants' request

Tenancy Fees
• Rent arrears – 3% above the bank of England base rate in interest on the late payment of rent from the date the payment is missed.
